Housing
On-Base Housing (Privatized Housing)
Joint Base Lewis-McChord Family Housing participates in the Residential Communities Initiative program conducted by the Department of Army. The Army has chosen a management and development partner (Equity Residential teamed with Lincoln Property Company) from the private sector to manage the family housing communities, to build new housing, renovate existing housing and demolish and rebuild existing housing in other areas.
There are approximately 5,000 family housing units in 22 communities, each equipped with a stove and refrigerator, dishwasher and/or disposal, and washer/dryer hook-up. Many of the units have either a carport or garage. Home type pictures and floor plans can be viewed at Lewis-McChord Communities.
Residing in on-base housing is voluntary, not mandatory, except for personnel assigned to key and essential positions, as designated by the Installation Commander. All Service Members with a family housing requirement are eligible to apply for on-base housing. All Service Members assigned to Joint Base Lewis-McChord must attend a government Housing Services Office (HSO) Briefing. The briefings are held every weekday at 1:30 pm in Bldg 2140, Liggett Ave, Waller Hall, Room 202.
Eligible Service Members wishing to apply for on-base housing may do so prior to or after arrival at Lewis-McChord Communities. Service Members will be required to choose one of the housing communities at the time of application. Service Members are placed on the waiting list for on-base housing based on their rank, bedroom requirement and communities chosen. Service Members are responsible for keeping the Equity Residential Leasing Center informed of changes in eligibility status, unit, duty and home phone numbers. The waiting lists are updated weekly and can be checked by visiting the Equity Residential Leasing Center. Service Members are required to attend a fire safety briefing within the first 30 days of occupancy of on-base family housing.
Service Member's quality of life at Joint Base Lewis-McChord is first priority. The goal is to continue the many military traditions that have been established, and to make Service Members feel at home.
Off-Base Housing
Housing Services Office - (HSO) -The HSO provides all DoD personnel with personalized services to assist in locating suitable housing in the local community. Support services include:
- Providing housing counseling and education to personnel before they enter into a lease, rental or purchase agreement
- Educating personnel on their rights under Washington State laws and the Service Members Civil Relief Act (SCRA)
- Providing area maps, rental listings and computer workstations to assist in the search for housing
- Assisting with lease negotiation and landlord mediation
- Offering home-buying and selling workshops

At JBLM, the HSO supports the Rental Partnership Program to help Service Members obtain adequate housing in the community. The HSO and local landlords enter into agreements to offer Service Members special rental benefits above what other tenants receive. Benefits include a waiver of security deposits, no credit checks or application fees, a discount on market rental rates and immediate access to housing. Unaccompanied Personnel Housing
At JBLM we strive to create an inclusive environment that cultivates the development and training of Soldiers and Airmen. The Army and the Air Force recognize that the management of Unaccompanied Personnel Housing (UPH) facilities is critical to a Service Member's development process. UPH is a personal residence and we strive to provide a modern, functional, well maintained and comfortable home, as well as promote pride, professionalism and personal dignity
UPH is provided for unaccompanied Soldiers E5 and below and for unaccompanied Airmen E4 and below with less than 3 years of service. For JBLM Barracks information call (253) 966-0505 and for McChord Field dorm information call (253) 982-7474.
There are over 10,000 Soldier barracks spaces and over 600 Airmen dormitory spaces on JBLM for unaccompanied Soldiers and Airmen. Managed by the First Sergeants Barracks Program (FSBP), a contract operation with government oversight, barracks and dormitory buildings are grouped into six Area management zones.
