Staging the Ouside of Your Home


In a market with so many homes, prospective buyers and tenants will move on to the next house if the curb appeal isn’t there. Great curb appeal doesn’t happen overnight! So here are a few key elements to help you through:

Trash and Debris

So lets start with #1 landscaping!

This is by far the most important element when putting your home on the market. Over planting on a smaller home makes the lawn and house look smaller. Opt for simple and clean.

Trim overgrown trees and bushes. Trees should be trimmed 6-8 feet off the ground, so a person can walk under them. Older homes tend to be dated by overgrown trees and patchy shrubs. Pull what you need and start fresh.

Front landscaping should be “year-round”. Remember strive for simplicity. Avoid annuals or other excessive colors.

A fresh layer of neutral mulch in a symmetrical bed that frames the home will bring a entire new warmth to the front of your home.

Keep your grass cut and cut often! Edge along sidewalks, driways,and landscaping. Remove yard clippings for a more aesthetic look. Weed control is also a top priority so you may want to consider hiring a professional to provide continuous care.

In general, a good pressure wash on the home, driveway and sidewalk will do wonders!

Front door

Nothing is more inviting than the front door of your potential dream home. If it needs repainted or even replaced do it. If you have a screen door that is ripped, fix it. Experienced realtor can tell how the rest of the tour is going to go just based on your experience at the front door.

 

Debris, trash and clutter

This is the easiest fix before listing your home. Declutter your yard, this includes kid’s toys and cars on the street.  Remove any trash, lawn clippings and leaves. Try and do this on a regular basis as most buyers will drive by to look before they even view the home.
